Residential to Flat to HMO Conversion

This property was acquired through Direct to Vendor (DTV) sourcing. Thanks to our strong relationship with the vendor, we were able to negotiate a 5-month delayed completion, allowing us to strategically plan the development process.

About the Property

This property showcases our planning strategy of converting a rundown property into multiple flats then convert to a high standard 8-bedroom all en-suite HMO.

Our goal for the property was to develop a large Houses in Multiple Occupation (HMOs).

Through research on the planning portal, we discovered that Merton borough has certain restrictions on large HMOs. Although the house was spacious enough for a 12-person HMO, applying directly for that configuration would likely have resulted in refusal.

To unlock the true capacity of this substantial residential asset, we designed a targeted planning strategy that maximised commercial returns while reducing project lead times:

  • Tailored Reconfiguration: Rather than pursuing a generic high-density route, the site layout was intelligently reconfigured into distinct, high-specification residential units optimised for multi-occupancy living.
  • Streamlined Approvals: By aligning the design closely with local housing priorities, we navigated the approval process seamlessly—avoiding unnecessary administrative delays and complex planning friction.
  • Pre-Acquisition Advantage: We executed the entire planning and design phase during the pre-completion period. By front-loading the technical work, the property was fully consented and development-ready the moment ownership was transferred.

By adopting a phased strategy instead of pursuing approval for a large 12-person HMO directly, we bypassed the complexities associated with extensive planning applications. We achieved the same desired outcome while simplifying the process.

This proactive approach completely eliminated our post-purchase downtime, allowing construction to commence on the day of purchase. The scheme achieved its maximum potential operational yield smoothly and without delay.

The property was purchased for £550,000 and approximately £250,000 was invested in refurbishment, planning expenses, legal fees and other miscellaneous costs. The total amount invested came to around £800,000.

In May 2022, we successfully sold the property for £1,300,000—an impressive profit of £500,000 within just over 12 months.
