Pyne Road, Surbiton: From Family Home to HMO and New Build

We acquired a semi-detached three-bedroom house on Pyne Road, Tolworth with an adjacent side plot. The dated interiors and cramped layout were underutilized, but we envisioned greater potential. Our team converted the main house into a 5-bedroom all-ensuite HMO through permitted development, with the floor area now at 124 sqm, and built a new two-storey 3-bedroom detached house on the side plot, adding 121 sqm. The project now totals 245 sqm, a 35.8 sqm increase in the main house and 121 sqm from the new build, providing modern shared living and a standalone home that suits Surbiton’s growing demand.

Collingwood Road, Sutton: Expanding a House into a Spacious HMO

In Sutton, we took on a semi-detached three-bedroom house with a single-storey garage, initially 66.49 sqm. Its small rooms and outdated design limited its appeal, but we saw an opportunity in Sutton’s rental market. Through ground and first-floor rear extensions and internal alterations, we transformed it into a 6-bedroom HMO with five bathrooms, increasing the space to 112.81 sqm—a 46.41-sqm gain. The modern, spacious layout now serves tenants seeking quality shared housing in a vibrant area.

Grand Drive, Raynes Park: A House Reborn as Family Flats

Our Grand Drive project in Raynes Park started with a two-storey detached four-bedroom house, originally around 150 sqm. Its traditional layout was underutilised for modern families, so we reimagined it as three flats: Flat 1 (3 bedrooms, 92.6 sqm), Flat 2 (2 bedrooms, 67.3 sqm), and Flat 3 (3 bedrooms, 90 sqm), totaling 249.9 sqm. Through extensions and internal redesign, we added roughly 99.9 sqm, creating spacious, family-friendly homes with excellent access to schools and transport links.
